two weeks ago I locked with current lender for 4.75 15 yr

they would roll about 1500 in fees into the loan amount --

I was guessing that today I could probably get the same deal at 4.375 had I not locked -- but I am seeing even better deals on the web than that

Apparently these brokers make enough on the sale that I could get 4.375 with only about 600 out of pocket -- but I have a small loan balance -- if you've got over 150k, you can do a lot better it appears.
