That was my original plan, but when I did do my refi the 1 yr rates didn't make sense. I got 4% for 5 yrs which is now looking pretty good.

1 yr rates look good again.

I expect longer term rates to come back down, but it may take a spell. When they do I hope to redo and get a 10 yr for 4 %.

Main thing imo is do a refi where you can do it again, for a reasonable fee, at least if you are doing an ARM.
