may I suggest that you go down to your local friendly assessor's office and take a look at the property tax roll.

So you want to punish the few old folks who had not moved in 30 years and give the power to tax back to the hands of the totally unpredictable local politicians?

do you have any idea what our prop tax rate would be, with the current crisis, if NOT for prop 13?
