I drove back to Los Angeles from La Jolla (San Diego area) along the coast this weekend.

What impressed me was the incredible number of ocean front and ocean adjacent homes "For Rent" along the way in each of the small beach communities. I can't say I have ever seen for rent signs on single family homes in any of these areas before - and quite attractive rents as well. Certainly well below the costs of ownership.

One must assume they are owned by people gambling on future appreciation and hoping to get some rent along the way to help pay part of the mortgage and property taxes.
