Greg,
Duke Realty was around 11-1/2 at the end of 1990. So, it's up nearly 4 times in 6-1/2 years plus a 6% or so dividend. That's probably better than the Dow and this is during a tough time for Real Estate.
For a drip program, this is one of the best to be a long term holder .
