regarding refinancing --

I have decided to take an informal survey at "cocktail parties".

Anyone here interested in participating please post.

It is just two simple questions:

1. Have you refinanced within the last 12 months.

2. What interest rate is needed before you would refinance again.

So far, the answer to number 2 is below 5%. For myself, I have refinanced with an adjustable fixed for the first 7 years, at 5%, no fees. So I would need probably around a 4.5% no point no fee to refinance again.

That is more than a full point away from current rate.
