do you have a safe job or income that will cover your mortgage payment ? and aside what do you intend to do with your extra cash?

There is no gain in cashing in and then pay the mortgage from the same funds, nor is it advisable to gamble with the extra cash.

IMHO best increase your mortgage to a level you feel you can pay it out without problems.
