last night my wife and I took a ride through birmingham, one of the tonier suburbs of detroit. this neighborhood has house prices approx 60% higher per sq foot than other fancy neighborhoods around here. many of the older houses on small lots are sold as "knockdowns" and new "bigfoot" houses are built.

there are for sale signs up the wazoo, up and down every street. nothing is moving often even if prices are dropped significantly.
