Supposedly 8/15 is the opening for Cancun, but that doesn't mean that there might not have been a soft opening...haven't heard anything...let us know if you find out more. Agree with you about the potential, so unless you need the money now, you'd likely kick yourself in a year or two for selling now for a few points of profit.
