If the appraisal price cannot be less than the original deal, where's the risk in demanding an appraisal. Why wouldn't everyone do it? There's no downside except for court fees. Are you sure about the fact that the appraisal price cannot be less than the original deal? If so, please explain the rational - I thought there was some level of risk involved in that the price could come in less than the original deal price.
