Well, I have been involved in real estate since the dinosaur age and lately, I am succumbing to the craze & daze that "Lady Development" seems to offer, in spite of the torture chambers of city hall -g (but only because I will surround myself with the best architects, soil geotechs, engineers and builders)... and only warehouses since I am not courageous enough to try homes... I could not stand somebody telling me that the color I chose for carpets does not agree with their "pastel" something... -g

Warehouses are unglamorous but safe and there are no "rent control boards" telling you that you cannot evict the dead-beats that just destroyed your apartment house -ggg

As for shorting home-builders and REITS... hmmm I tried RYL (The Ryland Group) for a while and I was extremely lucky to get away with a tiny measel profit and decided they were too strong and walked away from trying to short this market, actually what helped me was that I sold puts against my short position, so as I was sweating bullets on the underlying, I actually made ok money on the option... but the fundamental reason to short most anything in the last what.... six months or so...has been crazy... so I quit a long time ago, bar some intra-day stuff that has not been successful at all.
