Maybe it's called "failure to shop around for alternatives widely available in just about every city in the U.S." . I believe a few posters on this thread have noted alternatives they've discovered by doing their research.

Or maybe it's simply the "prevailing market rate in a specific area for the specific level of services chosen by the seller before listing his home"....

It might even be a lack of understanding that the only money actually paid out of pocket at the settlement table comes from the buyer, even though it appears on the surface and in the paperwork that commission is paid by the seller.

The seller always appears to be paying the commission, because the HUD-1 settlement statement says he is. However, the price of his property and the properties against which his property is compared for valuation usually have a transaction fee built into both the appraised and perceived values.

When no agent is involved in a transaction, it's not unusual for the buyer to want a presumed market rate of commission deducted from the seller's asking price.

It's always amusing to watch a FSBO and a buyer argue over the commission that isn't being charged. Both of them want this imaginary money in their pockets. This argument can tie them up for weeks. <<gg>>
