<<Why not an escrow company who typically do more transactions than a lawyer in gerneral and are have more legal liability and than an attorney? >>

I usually recommended an escrow company (more commonly called a title company in my area) vs. a lawyer for actually conducting the settlement. However, these title and escrow companies are run by lawyers, and lawyers are responsible for preparing some of the most important settlement documents, such as the deed. If these companies don't have a lawyer inhouse, they're practicing law without a license.
