Looks like you just cited another example of the "modern marketing miracle" generated by today's loan officers and lenders.

It has always been possible to select whether to pay closing costs in cash out-of-pocket at settlement or have them rolled into the financing over 30 or 15 or whatever years. It's not new, but it certainly has been marketed as a "great new deal."

Your comment about condos not being eligible was interesting, though. I actually got intrigued enough to call a local bank after I saw one of their ads for a 10-year refinance. Turns out I wanted to borrow too small an amount of money to qualify. They wanted bigger fish.
