I get your question a little better now.

If an agent is going to try to sell your home, smart ones will get you to sign a temporary, one-time showing agreement under which you agree to pay the agent a fee if the home sells to the agent's buyer.

No agent would show a seller's home without such an agreement, if the agent expects to get paid.

On the other hand, if the agent and buyer have a written agreement that the buyer pays, seller would have no obligation.
