thanks for the excellent explanation. i have been thinking that title business is a complete ripoff, with ridiculously high gross margins and zero differentiation. this seems like a business Buffett would like. incidentally, in Texas at least, i believe it is necessary to get a costly new title policy to do a refi, even though ownership does not change. is this typical?
