Russ, yes, I saw Hoisington presentation. I liked it, but a while ago I made a rule for myself to ignore all "too bearish" information. For instance I try to avoid everything from gold-eagle.com. I've put Hoisington in this pile as well. I found that reading that "too bearish" stuff is dangerous to my wealth. -G/NG-

I know there are debt are RE bubbles, but I have no way to pinpoint the peak in them. As of now I have full short positions in RDN/MTG/PMI and plan to add other positions when I feel appropriate. At the same time I realize that the bubbles can last for a lot longer because the whole world wants them to last.
