Failure like the twin towers could occur after collapse of a lower floor. Each or the lowest floor would receive a very high shock force(similiar to water hammer effects)as it impacted with the bottom. This could be a domino effect of each of the lowest floors being crushed by the falling weight of the floors above it.
In the end the top floors would pile atop the crushed mess and continue to burn with the remaining airplane fuel and building combustibles.

Some areas of the metal beams may get heated enough to cause major distortions and perhaps temperatures in some areas be hot enough to burn or melt the metals.

With explosive charges this type of failure could be assured but considering the forces that probably were subjected to the base of the buildings explosives probably were not involved.
