Grace.... It's not MY method of valuation.

It's the only method of valuation used for residential real estate--by appraisers, by real estate agents....and by sellers and by buyers when they review the appraisals and competitive market analyses prepared by the aforementioned professionals.

If all the buyers do their individual analyses of value and rate of return and decide not to buy, prices will fall. The market will self-correct.

However, you well know that homes are not often purchased on "expected rate of return" considerations.
