I agree that the comparable sales method is predominant in valuing single family homes.

That method includes the emotional intangibles of buyers and sellers of the current market environment.

However, companies in the business of handling relocations for corporations (PHH, Coldwell-Banker, etc.) look at all three. They want to know intrinsic as well as emotional value in case they have to buy the property and are stuck with it.
