There are many indicators hinting topping of RE market, most important of which are volume decline, days to sell, etc. Of course, what's not as clear is if it's a local top or a long-term top.

I just sold my house in Norwood (closed yesterday), Bergen County. It took 7 month and 10% discount from what was assessed by RE brokers.

With $750K, you have many choices in Bergen county. However, limiting yourself only to Ridgewood and a few other towns is, in my opinion, not a wise approach. Maybe, you are just not ready to buy.
