The difficulty is determining if there are structural shifts. I do trust the market to accommodate these shifts without individual awareness.

Most of the time these shifts are seen only in hindsight. There was such a structural shift beginning in the 70’s in California RE – that shift being a preference for open space verses growth and then later in the decade as prop 13 placed caps upon property taxes. Thus, a change in preferences and the tax code resulted in shifts in supply to larger, more expensive, homes in lower density communities, while, demand rose driven by a rising population and income.
