Gregor,
It isn't the REIT investors who bail as much as value & momentum players who enjoy the run and then find a new sector to overweight. Though, many REIT investors do lighten up, or at least don't re-invest their dividends when they are this expensive.
I imagine most value players have started to lighten up considerably with their REITs. The problem is that many advisors have discovered REITs in the last 4 years and many investors have 2-10% in REITs that used to have none. This puts a higher floor on REIT prices.
