My Sister did something similar in Santa Rosa 18 months ago. She and her husband sold their home for $445k and bought a nicer home for $$490k. Trading up to a home which cost $45k more has more doubled their monthly outlay! I did warn her about this but she was insistent. Now she's thinking they should sell and buy something smaller!? A bad case of homeowner's disease.
