Those are two very good rules.

I tried to talk my friend out of this investment. He has been a lifelong friend and I have concern for him. He is also addicted to extreme consumption. The classic American uber-consumer. The sad part is that he recognizes this in himself, and seems powerless to change it. He has two homes (both at least twice as big as mine) and a cottage in Northern Michigan.

I fear he is going to be in a difficult situation if we have a major economic downturn.
