Never forget the fees you pay for a rental agent, and never forget what condition the property might be left in and might need repairs after the short-term tenant leaves.

There will always be exceptions to the time-honored rules-from-the-real-estate-school-of-hard-knocks. Some people will do well. Others will find that violating the old rules can cost them.
