I think the volume is too low esp in nasdaq stocks to represent extreme speculation. Maybe the problem is that all the permabulls were marginalized and the bears like Fleckenstein have been given center stage and they are the ones yelling "bubble" again? But they've been doing that for 15 years. Real estate seems to really be in a bubble though.
