In addition to glenn's wonderful synopsis, I would add that he doesn't think that california's RE blow-off will be stopped by 4.5% ARMs. I think that's encouraging as it means the end is near. <ng> Heinz mentioned the other day that he thought everyone believe it will take higher rates to collapse the housing bubble, when in fact it will likely just run out of gas and collapse, just like it did in japan.
