i spoke to a couple of guys who own and manage rental apartment properties...the same guys who looked at me a year ago and told me to BUY A RESIDENTIAL PROPERTY now seem to understand why i was so reluctant and admitted they are getting whacked on both the revenue and the expense side as owners...besides vacancies they are dealing with letters asking for lower monthly rates...i wondered if they were taking hits between 5 - 8 % between loss of revenue and higher expenses...they didn't seem to dispute this figure...and they said it was hard to get a "good" tenant...

what REITS should i short ? -g-
