You keep slip-sliding away from an explanation (details, please!) of how you plan on "borrowing at 5%, investing at 4%, and profiting 7%" in an era of "rising interest rates". You seem to be sniffing around the counter-intuitive idea that your 4% fixed rate investment will somehow rise in value as interest rates rise --- rather then FALL IN VALUE as commonsense would have it. The burden is on you to flesh-out your "plan" with some rational details... or else put that skeleton 'plan' back in the closet with all the other unfounded financial ideas floated around to entice the gullible.
