I guess --- since you are either incapable or unwilling to flesh out your... well, let's be charitable and call it a 'proposal'... that you're content to stand with your ridiculous-on-it's-face plan to 'borrow at 5%, invest at 4%, and profit at 7%'. It's all bunk without details (for example: fixed/floating, term, expectations for the yield curve, profit/loss potentials in the event of alternate developments, opp. cost... etc.)
