I think the problem that Lizzie is having is that all the available housing statistics do not give a complete picture of the marketplace. Simple averages and medians are unable to capture all the dynamics in the marketplace. Sales activities over a wide span of time and space are compressed into a couple of numbers.

It is possible to use more sophisticated statistics to better describe RE activities. However, for most realtors, buyers and sellers, mathematics is a challenging subject. So we are stuck with using averages and medians to understand the RE market.

Averages and medians are not perfect. But they are understandable for most people.
