WHEREAS.... a licensee... has passed a test and is deemed... er... well... "Knowledgeable"... (by default) you could say he/she is an "authority on the subject... -roflol

In re: flipping... I believe the problem in such instances is "representation" of what you are going to do (or not do)... silence becomes golden indeed...
One buys a property, says nothing... and closes the deal, once it is YOUR property... (unless they changed the law, please enlighten me why is it that I cannot do what I will with the property?
