Did you read the statistics from the fed? Are you going to be like the others here and say, "those statistics from the fed that say Santa Clara is the bottom 2% of RE markets in the nation don't matter- here we have ***better*** numbers, from the local NAR office"?

You don't go from the biggest stock market bubble in history and ZERO unemployment with 2 million jobs in a region down to the highest unemployment in the nation and job levels down to 1995 timeframe without taking a hit. That is what you are arguing, that this had *NO* effect on the region. Sorry, that just flies in the face of fact.
