I have no idea of your specific market (particularly residential), but not only do I believe what I posted, I am acting on it and doing very well, thank you much.

As I said... assuming total collapse in residential real estate, (which I doubt) it does not transmit to other real estate markets.

RE in my area has fallen 20-30% since 2000, but the statistics don't show it...

and why not ? statistics are numbers, unless 'someone' is 'massaging' them... either it is up or down, but it cannot be the opposite of both -gggg

There is no way the expensive RE areas can absorb 8% rates and maintain current pricing.

I never said it would... I just said.... bring them on... so the weak hands will spit them like fumbled balls... time to harvest future rewards.... come to think of it... bring 10 % on.... HO HO HO...
