Oil vs. Suburbia,
I sounded this theme about a year ago. It was not timely. Perhaps it is so now. The idea is that most jobs are in the city and therefore suburb dwellers are forced to use lots of gasoline to get to work. Forget about the waste of the drivers' time; it is a drain on the suburban person's cash, which the city dweller does not have. For those living in a relatively low priced development outside of the city, it is another way in which people are forced down out of the middle class into the poor level. The rise in oil price not only increases the suburb to and from job transportation cost, it also increases the house heating cost. Apartments in the city are energy efficient in that the outside surface is much less than in an isolated house, typically outside of the city. So the apartment uses less energy to keep the temperature comfortable in winter. I mentioned that in the far north of Sweden, near the Arctic circle, one sees mainly apartment buildings, even in small towns.
The gist of all this is that an investment in city apartments should be rewarding in the situation of energy shortage. Recently CAR.UN has been moving up strongly. I'm not touting this particular one, just promoting the idea of buying apartment real estate as yet another action in the era of dwindling fossil fuel supplies. Of course rent control and associated political questions have to be considered. Another, perhaps better way to play this is via urban shopping centers.
