it would be well worth your time and money to
hire an experienced and reputable real estate attorney
to help you. there are laws that cover everything
you're describing BUT you have to know those laws
and you have to do the right thing at the right
time.

if you don't know any.

you'll be glad you did and you'll make out fine.
even if you need to borrow money for a retainer
and mortgage payments - you'll make that up and
more through the forfeited escrow and the increase
in price on a subsequent sale.

lawyers are like cops. they're not appreciated
until you need one. well... you NEED one now.
