I just listened to the Toll earnings call.

I can sum it quickly for you.

Everything, and I mean everything, is beautiful for Toll. More sales next year, more lots in high demand areas, pricing power in every market except Austin, Texas. ARM's make good sense (bird in the hand kind of thing according to Toll). Expecting 5% YOY increase in housing prices. Spent considerable time addressing all the negative articles from the press regarding the housing bubble. Toll says its a glass half full thing. The high end market is growing and will continue to expand based on population and increases in households earning $100,000/year.

Things couldn't be better according to Toll.
