from your URL:

The U.S. population is expected to increase 33% to 376 million by 2030, according to Nelson's analysis. That's 94 million more people than in 2000.

Would you venture to speculate how much of such growth will be generated by the Latin segment of the US population ? [which... btw, it will have a boost from immigration, legal and otherwise]

here is a hint.

Mexico (the country) population in 1950 = 30 million.

Mexico (the country) population by year 2000 (or 50 years later) = 98 million (give or take a few million unaccounted for -g)

Mexico CITY population year 2000 (plus or minus a few million....) 20 million

the above are NOT projections, they are the real numbers.

So... take a moment to think about what's coming...

real estate go down in southern California (or most of the Western US)... ?

I seriously doubt it.

i do not give a shit about theoretical bubbles thesis, or worse, economists projections of this that or the other, they are all rubbish.

more people = larger real estate demand; no more real estate, (short of developing the moon), = higher price for land. favorable tax treatment for real estate = $$$ going for the rewards... soft employment US market = equally soft interest rates....

ya sure Olaf, short the housing stocks.. be a conservative investor... -lol

here are other hints Patrick...
