TH, I tried perhaps a dozen companies, but only two would even give me quotes -- most won't cover you if you've used your insurance, or in my case twice in a 2-year window. It's truly a use-it-and-lose-it proposition nowadays, which is frickin' ludicrous. They sold me a policy with a $250 deductible, but in bad faith because the use of the policy caused its non-renewal (I'd been a customer for 18 years, btw). I'd have used a much higher deductible and saved hundreds on premiums if I'd known how they operated in the real world versus their sales pitch about your homeowners "protection."

My overall premium this year is 485% higher than when I bought the house in 1991, and the coverage is worse.
