congrats on the sweet gains on your house. the one thing that struck me was that prices seemed high there compared to other places i lived. then the longer i was there i got a better feel for things. the no sprawl being a big factor and it seemed to make more sense. i was shocked when i returned to arizona as things went up 17-20% on the year.

i never saw appreciation in upstate ny on my first house. thanks mostly in part to the fact that the cities two biggest employers (kodak and xerox) were reducing jobs every year forever. i have to admit, i like it. lots of folks moving from california come here and buy three or four houses. i am a bit worried about a correction in prices here, but the CA factor, and the sun factor will continue to drive folks here in droves for years to come which will support prices better than most other areas imo.
