Yes, I believe you're correct with your language derivations.

To pay off a mortgage-based loan basically means to "kill" the mortgage.

Should we even venture into a discussion of what happens in those states where mortgages don't exist and talk about deeds of trust? (Probably not. The principles and outcome often are the same as in mortgage states. If you don't pay, you don't keep the property. <g>) Only the process differs.
