I almost forgot, we looked at this piece of property I just had to tell you about.
Heavenly area above Boulder- 30-45 minutes in good weather - 5.14 ac. only $15000 US. After driving the steep dirt road 4 times,we at last found the location. Backs against National Forest.From what we could tell, the claimed spring is clear flowing.
Size 150 ft x 1500 ft. 2.5 ac. running straight up + 2.6 ac. running almost straight down. remaining .04 ac. flat in middle of property about 750 feet from power & phone(yes,about $6-10 a foot to run line).
Drive way rights would have to be worked out with the county & Federal Govt. Most water wells in the area cost about $5000-7500 without a guarantee of a hit - a 80-90% chance of a hit ain't that bad.
Think we will keep looking,& pass on buying this little "gem" .
