Sure, go ahead and PM if you like. Would like to see it. Maybe others on this thread would be interested in reading it too, though.

There will always be some speculative activity, but it is a drop in the bucket compared with the big picture of real estate activity in our region--simply because there aren't that many new townhomes and condos being built, for one thing.

If I had to guess, I'd say the speculators probably get stampeded at the sales offices by the serious homeowner wannabes. It's tough out there! <<gg>>

Recently, I read that the big builders here are focusing more lately on condo conversions, because that's about all that's left to do, and I wouldn't be surprised if speculators find those things appealing. (They should be careful with those things, in my opinion. I remember a time when they were awfully hard to sell.)
