Out of curiosity, where is the wee Ork in question located? I think some areas are a lot safer than others...

I really hate the "you've been wrong for 5 years" style of argument... it's illogical at least two levels:

1. First of all, the usual form is "they've been saying there's a real estate bubble for years." I don't know who "they" is... but what "they" said 5 years ago is not remotely germaine to what I am saying now!

2. I'm not sure exactly what you've said, but for a couple years I've been saying "our city is in a real estate bubble that will burst in the future." Just because it hasn't happened yet does not make me wrong... as a matter of fact, it's just made me more right, as the longer this goes on, the more likely there is to be a serious downward correction.

I feel your pain, buddy.
