there is a decent percentage of the population on ARMS and another decent percentage who require two incomes to pay a mortgage. there are going to be people losing their jobs and people who can't make the payments at higher interest rates. there are going to be more sellers at the margin then there are buyers, and it is going to go on for a long time

That is a scary possibility since the great demographic push of boomers to begin downsizing starts in about 2008 and hits its peak about 7 years later. You also have to wonder what the coming bust will do to the new age hip hop generation highly levered at the margin that might just blow off real estate for good so the suburban McMansions could be as extinct in 10-15 years. This new ownership society has most benefited those 35+ in the coastal urban areas.
