Remember that most vacation homes are really for spec. In Hawaii that % is probably in excess of 95%.

As for LTV ratios, etc.

When we are in a prolonged bull market(homes in this case) leverage is great. Kind of like using margin for stocks. Those margin calls are a bitch though....
