I have about 30 lenders I have agreements with. But there are "gillions" of them it seems. Which one I use depends on the type of loan in need. They all have nuances on the various programs. It's actually pretty complex, but with enough searching, there is a loan for almost everyone. We only do loans in Texas though. The push now is for those with adjustable rates to re-fi and "lock in". Probably a good move. big
