Heck, gut the place. Use unpolished granite for the countertops, tumbled marble or limestone for the backsplash, wood floors - with 3 coats of polyurethane, cherry 42" cabinets, stainless appliances.
Get it all done and sit tight. Refinished cabinets will stand out sorely if everything else in new.
