I was a pretty good size apartment building (vintage) landlord for a period (late 90's). In chatting with members of the landlord class in my old community, I can tell you they've lost a bunch of their better tenants to the zero down payment and "ownership society scam" and mania of the last couple years. As these folks get in trouble, and turn over their keys, I can make a good case that rents will go higher, not lower. I predict housing (and apartment building) prices decline, but rents will actually increase some. You constantly think universal deflation, I think in terms of maladjustment, which is IMO the correct model to use.
